I provide a Full Hosting Service. Hosting or Co-Hosting is similar to property management.

I will manage all the day-to-day tasks and take on all of the time sinks and difficulties related to operating your Holiday Home.

My Hosting Process

My 12 Step Hosting Process promotes transparency and clear communication. I will personally be guiding you through the setup process.

  • First we would determine if in your community you can start a Short Term Rental. Then, we would test if your property would be a good fit for the model. Using local market data I build an analysis with: startup costs, expected income, cash-on-cash return and yield.

  • I guide you through the process of obtaining any required licences and insurance cover that may be needed for launching your Short Term Rental, the right way. I ensure that all regulations are adhered to and that all health and safety standards are implemented at your property.

  • It all begins with a creative idea. Depending on your property’s existing features, I would design the space with our target market segment and functionality in mind. Depending on the scope of Interior Design and Landscaping required, I may do it all in-house or contract a designer for you. I source the required furniture, decor, consumables and supplies, hotel quality bedding and towels, etc.

  • I produce all the necessary marketing materials, such as photography, video, branding and web design in-house. I’m a professional photographer with a keen eye for beautiful design, attention to detail and technology skills.

  • I’m supported by an outstanding local team of talented housekeepers, contractors, gardeners, etc. I select, hire, train, remunerate and retain this team of professionals.

  • I ensure that the support staff, suppliers and deliveries all run smoothly. I do frequent quality control checks to keep the property in pristine condition, to retain top hospitality standards and to receive 5 star reviews. I work with a professional laundry service, so that everything is impeccable.

  • I take care of all maintenance tasks required for your property, from changing a light bulb to something urgent. I arrange for small and large repairs to be carried out by trusted local professionals, when needed. This way, you don’t need to deal with it.

  • I create, optimise and keep the listing up-to-date on numerous OTA platforms. I A/B test and analyse the data to improve conversion rates with the right images, text, headlines etc. I run the tech stack, integrating a PMS for synchronising calendars, prices and guest communications.

  • I run digital and traditional marketing and branding campaigns, as well as social media marketing, if applicable. I use a data driven approach, so that any investment boosts the bottom line.

  • I’m always on call to communicate with guests, whether it’s something trivial or an emergency, whether it’s during working hours or not. My team and I conduct: guest screening, booking requests, communications, troubleshooting, In-person check-ins and check-outs (if applicable), re-booking reservations, conflict resolutions, insurance claims and reviews. Only successfully screened guests with positive reviews will be approved to stay at your property.

  • The goal is to maximise revenue by achieving the optimal occupancy with the highest possible nightly rates. Thus, I design, optimise and implement a dynamic pricing strategy. By using local market data of comparable listings, I set nightly rates for your property based on supply/demand, competitor prices, length of stay, booking lead time, local events, orphan night gaps, etc.

  • I operate with full transparency. I manage the payment process for you, including billing guests and invoicing suppliers.
